Designs by D and J LLC is a family-owned, MWBE-certified design-build firm based in Brooklyn. We bring architects, engineers, designers, expeditors, project managers and builders under one roof — so design intent is protected from first sketch to final punch list.

How does pricing work? +
Itemized, transparent estimates — no hidden costs after the contract. Rough NYC ranges:
  • Light Refresh: $15–60 / sq. ft.
  • Typical Full Gut Remodel: $100–200 / sq. ft.
  • High-End Gut Renovation: $200–400+ / sq. ft.
Northern NJ runs slightly lower. Final number lives in your written proposal.
How long does a renovation take? +
Typical NYC timelines, once permits and board approvals are in hand:
  • Bathroom (full gut): 3–4 weeks
  • Kitchen remodel: 4–6 weeks
  • Apartment combination: 4–6 months
  • Full-gut home renovation: 4–6 months
Do you handle permits, DOB filings, and co-op boards? +
Yes. We coordinate DOB filings, Alt-1 permits, expediters, architect/engineer partners, and co-op/condo board alteration agreements. You don't chase paperwork.
Can you work in landmarked or historic buildings? +
Yes — Landmarks Preservation Commission (LPC) approvals included. We handle drawings, submissions, and compliance for brownstones, townhouses, and pre-war buildings.
Do you provide a warranty? +
  • 1-Year Workmanship Warranty on everything we install.
  • Manufacturer warranties on tile, fixtures, and appliances passed directly to you.
  • Extended coverage available on premium service packages.
Do I need a separate architect? +
For most kitchens, baths, and apartment renovations — no. Our in-house design team handles layouts, 3D renderings, and finish selections. For structural work or apartment combinations, we bring in licensed architects from our partner network and manage the relationship for you.
What does design-build include? +
Three tiers depending on how hands-on you want us:
  • White Glove — all-inclusive: design, 3D renderings, permits, dedicated PM, construction, close-out.
  • Collaborative Design — you bring the plans, we file, build, and manage.
  • Build-Only — finalized plans and finishes? We execute.
How do you accept payment? Any financing? +
Zelle, checks, bank transfers, or major credit cards (processing fee may apply). Flexible financing is also available through our lending partner — Synchrony.
